Dietz Building

IPD is providing complete Structural, MEP and fire protection design for the Redevelopment of the former Dietz factory building at 225 Wilkinson Street, Syracuse NY.

This project converts a historically significant 19th century manufacturing plant into 130,000 square feet of mixed-use accommodations comprised of 37,000 square feet of leasable commercial space, 87 luxury residential rental units and below grade parking area for residents.

The structural design challenges include a buried precast concrete tunnel to connect two portions of the existing basement turned parking garage, creation of openings in the stone foundation walls for vehicle access, replacement of large portions of previous damaged walls with historically accurate construction type, and the installation of large mechanical equipment on the roof of the building.

HVAC for all areas is provided by independently zone heat pump units that are supported by high-efficiency condensing boilers and energy recovery ventilators. Condensing boilers also provide selected areas of hot water heating and exterior snow melting.

Electrical features include extensive application of LED lighting.

All storm water from building’s roof has been re-directed to on-site retention areas that reduces stain on municipal drainage infrastructure.

In addition to the historic preservation of iconic spaces, the Marriott Syracuse Downtown received entirely new and highly efficient HVAC, Plumbing and Electrical infrastructure including a central water-source heat pump HVAC system, central domestic high efficiency water heating system, high efficiency lighting, a new electrical service with emergency generator backup, a high-tech conference center with loads of information technology, an intelligent hotel system with electronic key access card systems. Additionally, the hotel design included many green design features to be installed in the future, such as solar thermal heating, photovoltaic electric generation, microturbine-based cogeneration and a geothermal system connected to the Syracuse brine aquifer.

Pike Block is a redevelopment of four historic buildings located at the corner of the 300 block (South Salina Street and East Fayette Street). This highly visible project introduced the area to the 1st geothermal heating system in an urban setting. IPD:E thought literally “outside the box” and developed a system that tapped into the natural underground brine aquifer that flows beneath the City of Syracuse to provide HVAC to the ground floor commercial tenants. The upper residential floors received central variable refrigerant volume (VRV) HVAC systems. The building received a central domestic hot water system that is preheated by a solar thermal array. In addition, a rain water collection system was developed so the flow of water into the sewer system could be regulated to reduce the strain on the already taxed sewer system.

Syracuse University

IPD:E recently completed three highly sophisticated geology department research labs at Heroy Hall, all of which involve testing for trace elements on a parts per billion scale. For Professors Samson and Lu, we were tasked with designing spaces that required all exposed construction materials to be free of carbon. The lab spaces were also required to meet ISO class 7 (class 10,000) clean room standards. Within the clean rooms, custom isolation cabinets were designed and fabricated to meet ISO class 5 (class 100) standards. A custom rooftop air handling system was designed to deliver precision controlled makeup air (+/- 1F and +/- 5%RH) with HEPA filtration and non-metallic duct construction. An RO/DI water system was provided to Mili-Q water systems within the lab. Electrically, the project required clean power (via isolation transformers), sealed LED light fixtures and special attention to exposed metal with receptacles and fire alarm devices placed behind plastic covers. Professor Juniums lab had similar requirements with the exception that he was testing for trace organics, which required a similar but different approach to Professors Samson and Lu’s spaces.

IPD:E performed dozens of projects at this hospital including multiple medical surgery ward renovations and renovations to their ICU, Morgue, their administrative building, Compensation & Pension suite, 2nd floor outpatient clinics, prosthetics, long term care floor, created a Women’s Clinic. Additionally, we designed a new high efficiency hot water boiler plant, replaced sprinkler and domestic valves throughout the facility, replaced or upgraded several air handlers, designed a clean steam humidification system, replaced steam-to-hot water heat exchangers and helped implement an energy conservation measures project that saved the facility in excess of 20% the first year of operation.

Tessy Plastics

In 2009 IPD:E was brought in to assess Tessy Plastics HVAC needs for their new 99,800 SF manufacturing facility with an eye towards creating greater operating efficiency and reducing costs. With that in mind IPD:E designed and installed large capacity air handling units with fabric ducts, reducing the number of units from 30 to 3 and eliminating the need to create a heavy-duct structure. In addition, high efficiencies were realized with magnet-bearing frictionless centrifugal chillers, a digital control system, water-cooled air compressors and high-efficiency condensing boilers providing dehumidification control to improve manufacturing efficiencies. Many of these techniques (among others) have since been implemented on dozens of projects IPD:E has designed for Tessy within five buildings across three campuses. Additionally, IPD:E assisted Tessy analyze the efficiency of their manufacturing process and were able to achieve a NYSERDA process rebate in excess of $900,000!
